Building a Greener Future: T3 Bayside

Sustainable architecture will play a big part in helping the government of Canada's goal for Canada to be Net-Zero by 2050. Projects such as T3 Bayside—a timber-based office development on Toronto’s eastern waterfront—are already paving the way for sustainable architecture to be more mainstream within corporate spaces.

Designed by world-renowned Danish architecture firm 3XN and developed using Hines’ proprietary T3 (Timber, Transit, Technology) concept, T3 Bayside was completed in 2023 and introduces 251,000 square feet of creative office space to the city’s revitalizing waterfront. This is just the beginning: a second, twin building is planned for phase two, offering companies a rare opportunity to create a true urban corporate campus to support collaboration and future growth.

T3 Bayside exemplifies how sustainable architecture can become mainstream within corporate real estate. By choosing timber as the primary building material over conventional steel and concrete, the project not only minimizes construction emissions—it also acts as a carbon sink. T3 Bayside will store 2,886 metric tons of CO₂ and avoid 6,655 metric tons of emissions, thanks to the sustainably sourced timber used throughout its structure.

Not only does building with timber have a positive environmental impact, but also a positive impact on employers’ health and wellness. Research has shown that working in a biophilic focused environment helps improve the physical, mental and social well-being of workers. This in turn leads to reduced absenteeism and stress-levels, allowing for a more productive environment to blossom.

T3 Bayside's commitment to sustainability extends to its amenities. Its 360-degree rooftop contains a green roof and a vine wall, helping to further reduce the building's carbon footprint and energy costs. The office spaces also contain glass-curtain walls, providing residents with natural lighting and reducing energy consumption. T3 Bayside is located near the Martin Goodman Trails and has indoor and outdoor bike stalls available, giving residents the option for a more environmentally friendly commute around the city. Additionally, T3 Bayside provides ample EV-ready parking facilities, rewarding residents who are investing in the environment. 

T3 Bayside aims for LEED Gold Standard, Wired Platinum, and Well-Ready Certification, demonstrating its dedication to sustainable building excellence. This project serves as a significant model for integrating sustainability into architectural and building science.
